On March 13, 2017, my wife Cheryl and I, had a closing on a small 40-acre farm in Jackson Township, Allen County, Ohio through the real estate firm, Oakridge Realty & Auction Co.

Back on January 17, 2017, I had called Kevin Miller about him beginning to look for a small farm for us in Jackson Twp., to add to the few other small farms we have been blessed with there in that same vicinity. On January 27, 2017, Kevin called me back to arrange our meeting to view some land for us. A few days later, Kevin showed me five farms, all in Jackson Twp, and all within the reasonable size of my request. One of the five, I favored, and took Cheryl that same evening to view all five properties, and without revealing which one I favored, she picked the same one… and that farm closed on March 13, 2017, with a fair price to the seller and to us, the buyers.

At closing, I mentioned to our attorney of choosing, that I never imagined I would have five choices all in the proximity of our designated farm. We appreciated how smooth and organized the entire process was, and how Kevin kept us briefed on each turn in the road. I also mentioned to her that he has social skills that make doing business fun. Even after closing, he has followed up twice. I believe all of the above factors are important to a buyer, but the greatest strength of Kevin Miller is that he is a man of integrity. What he told me he would do, he did!!!

I realize in this day and age that this is a little difficult to compare land, but everything he told me has been proven to be true. As a child, my father said to me many times, “Always tell the truth and you never have to worry about what you said” and I cannot speak for all of Kevin Miller’s clients, I can only speak for myself, and from my experience, “myself” says to Kevin Miller does not have to worry about what he said.

Before our transaction closes in a couple of weeks, I’d just like to write and say thank you. As a landowner who lives 2,200 miles from Kenton, I had some apprehension about selecting an agent to handle selling my farm. As you may recall when we first met, I had appointments with two other firms the same day I sat down with you to talk about my farm. I had the sense right away that you had the skills, interest and understanding of the area to do a great job. After our meeting, I cancelled the other appointments and never looked back.

When you and your family make the decision to look for a home you find yourself filled with questions that you think may not have answers. So much is spinning inside your mind as you try to decide where to begin. At this point you need a caring and knowledgeable realtor who will listen to every word you say.

My family found that person at Oakridge Realty & Auction Co. Kathy Shepherd showed her compassion for finding the right house for us. She listened with great care as we described items that were important to us. There was never an attempt to say what we were looking for was not possible. It was simply an affirmation that the house that was best for us was there and we were going to find it and we did!

The office staff at Oakridge was welcoming and always ready to answer any question. They made us feel that our concerns were important no matter how small the issue seemed. They offered suggestions that led to solutions. To us everything seemed like a mountain. We soon found the Oakridge staff made those mountains disappear.

I would certainly suggest giving Kathy and the rest of the staff at Oakridge a try.

Kevin, Thank you very much for your efforts in selling our family farm. I respect your knowledge and understanding of the farming real estate business. Your ability to market the property outside the immediate area was successful on two counts. First, it moved quickly, only taking a couple months to achieve a sales contract. Secondly, the price per acre received was above expectations.

I would also like to thank you for the extra efforts in organizing the survey, working with the planning commission and simply dealing with an out of town seller like myself. You kept me well informed of progress and stepped up to make the process very painless for me.
